Rent Control Task Force begins nationwide crackdown on illegal rent charges

The Rent Control Department has launched a specialised enforcement task force to combat illegal rent advances, unlawful hostel accommodation charges and other tenancy related violations across the country.

The newly constituted unit, whose members will be easily identifiable in distinctive yellow uniforms, was officially unveiled by the Acting Rent Commissioner, Frederick Opoku, as part of efforts to strengthen compliance with Ghana's tenancy laws.

The initiative signals a shift from awareness creation to active enforcement, as authorities intensify efforts to address persistent challenges within the rental housing sector.

According to the department, one of the task force's primary responsibilities will be to enforce the legal provision that limits rent advance payments to a maximum of six months. Landlords and property owners who flout the law by demanding excessive advance payments will face sanctions.

The task force will also monitor tenancy agreements to ensure they are properly registered, investigate arbitrary increases in hostel accommodation fees and crack down on unlicensed agents operating within the rental market.

Speaking at the launch, Mr Opoku stressed that the department was determined to protect tenants from exploitation and ensure that all stakeholders comply with existing tenancy regulations.

He noted that while public education campaigns have played an important role in raising awareness, stronger enforcement measures have become necessary to address widespread non compliance in the sector.

The deployment of the task force comes at a time of increasing public concern over escalating rental costs and reports of landlords demanding rent advances far beyond what the law permits.

Officials say the unit will operate nationwide, working to improve adherence to tenancy laws, promote transparency and fairness in rental transactions and strengthen protections for tenants.

The Rent Control Department believes the intervention will help curb exploitative practices, restore confidence in the rental housing market and ensure that both landlords and tenants operate within the framework of the law.
